To secure a reservation a security deposit of $200.00 may be required. For parties of more than for (4) guests the $200 security deposit will be required in all cases.

If more convenient and desirable, a reservation deposit of $200.00 will be taken with the remaining balance due no later than 30 days prior to arrival.

There is a non-refundable cleaning charge of $95.00.

Full payment and security deposit shall be made online using a credit card at time reservations are made or contact owner to make other payment arrangements. Full payment must be received no less than thirty days prior to your arrival date, or the reservation will be cancelled.

You may cancel this reservation up to thirty days prior to your arrival date due and receive a full refund or you may reschedule another available time with no penalties. When cancellation is made less than thirty days before your arrival date, due to an emergency, there is no refund of rental or security deposit. The owner may choose to allow you to reschedule another available time with no penalties.  

We reserve the right to refuse rental as well as to cancel rental accommodations should unforeseen events occur.

Guests shall not smoke in the Retreat and shall not have pets that have not been registered during the reservation process.

No illegal substances or activity shall occur in the Retreat or the surrounding property.

There shall not be more occupants than stated above, and guests may not sublease property at any time.

Do not leave food of any kind outside. Please leave all trash inside and Housekeeping will dispose of it for you. Remember that you are visiting the natural habitat of raccoons, groundhogs, squirrels, skunks, opossums and other uninvited “house guests”. Housekeeping will dispose of food waste upon your departure.

Please leave the heat on the lowest settings (Winter) and the air conditioner off when you leave (Summer). Also, please turn off all lights. Please help us conserve electricity whenever possible.

Please follow all standard Spa safety rules and precautions. Animals are not allowed in the spa at any time, and children should not be allowed in the spa under any circumstances unless accompanied by an adult. We always want the safety of our precious children to be the number one priority. Oils, body lotions and soaps in the spa water will damage the heater and clog the filter.  Guests are requested to shower with warm water and soap and rinse off all agents before entering the spa.

Hunting is not permitted under any circumstances at the Retreat or any of the surrounding areas.

Please enjoy the Retreat and its beautiful, serene surroundings. Please also treat this wonderful property and the surrounding woods with respect so it is here for many years for all to enjoy!


The Retreat will be clean when you arrive. If it is not, please contact us immediately at (330) 390-0053, as we cannot verify pre-existing conditions if you delay in notifying us.

Check-in time is 3:00 pm; check-out time is 11:00 am.

Prior to departure, empty refrigerator and remove all personal food items.

Wash and put away all dishware, pots and pans, etc.

If you moved any furniture or items, please return it to its original location.

Upon departure, please make sure that all lights are off, the heat is turned down to its lowest settings (Winter) and the Air Conditioner is turned off (Summer).

All windows are closed, the key(s) are left on the dining room table, and that the front door is closed and locked.

Our housekeeping service will arrive within four hours of your departure to verify that the Retreat has been secured. They will clean and inventory the house and report any damage or excessive cleaning required within three days. Cleaning covers “normal wear”, but not negligence or intentional use of products and conditions described below for spa use.


A security/cleaning deposit in the amount of $200.00 may be required upon reservation.

The deposit will be refunded in full, if applicable, (minus any additional cleanup or damage repair that is needed) once the premises are checked out after your departure.

The following conditions will result in charges to be deducted from your deposit:

- Damaged, broken or missing items

- Negligent damage

- Excessive cleaning (stains, extraordinary spills, etc.) or maintenance required

- Excessive cleaning and water change of spa due to prohibited product use (i.e., shampoo, bubble bath, bath oils, etc.) and/or       leaving the spa cover off or open allowing debris to enter the spa (i.e., leaves, dirt, bugs, etc.).  Water change fee shall be an additional $75.00.

- Loss of key(s). The cost of re-keying and replacing multiple sets of keys.

The following conditions will result in the forfeiture of your entire security deposit.

- If it is determined that guests smoked cigarettes or any other substance in the Retreat.

- If it has been determined that illegal substances were used in the Retreat.

- If it is determined that there were animals in the Retreat that were not previously registered.

- If guests are noisy, obnoxious, or annoying to our neighbors at any time.

- If the Holmes County Sheriff determines that a guest has committed a crime in or on the property.

- Littering (trash or cigarette butts).  A cigarette disposal receptacle is in place in front of the Retreat.

- In the event that your occupation of the Retreat results in damages and/or cleaning costs in excess of the amount of your deposit, you are liable for the additional charges.


Guests can make a booking request via our website (only if the period requested is available) without making the payment at the time of your request. We will update the calendar and show your booking as "Tentative". We will confirm your booking request via an email through our website.  You can review the booking and confirm it from that email. Confirming your reservation also lets us know that you have read, understand, and accept the terms and conditions of this rental agreement.  Please remember that your reservation is not secured until partial or full payment is made.  Partial payment can be made by sending in a reservation deposit in the amount of $200.  The remaining balance must then be received no later than 30 days prior to your check-in date.  The reservation system will send out a "Final Payment Reminder" approximately 24 hours after the first payment request is sent to you if payment is not received. If your payment is still not received within 24 hours, your booking request will be deleted from the system, and you will receive a cancellation notice.

If you confirm the reservation, we will send out an email to you with a link to make your payment. If you have not let us know that you will be bringing pets or additional guests, this is the time to let us know so that we can modify and finalize your booking amount to include those charges.

Once you have made your payment via credit card on our website, the calendar will be updated automatically and show the booking changed from "Tentative" to "Booked".  Once full payment is received, you will be emailed the 4-digit code to the lock box on the front door of the cabin.


You agree to assume responsibility for your transportation to the Retreat. Inconvenience caused by weather, disruption of utilities, or road conditions may occur at times, and do not invalidate this Contract, nor will they be subject to financial compensation.

Guests agree to hold owner free and clear of any injury to self or property resulting from accident, injury or loss due to rain, snow, flood, negligence, fire, theft, construction, or other reasons.

Guest acknowledges and agrees that there will be no refund or adjustments for delayed check-in, early check-out, health or family emergencies, weather conditions, inconvenience, and dissatisfaction for any reason. If guest is dissatisfied with the condition of the property, owner’s sole responsibility will be to correct the problem as soon as practically possible, providing guest notifies us immediately.
